Eight-unit rental project in Dunellen wins planning board approval

A developer is moving forward with plans for a new eight-unit apartment building in Dunellen, having secured an approval late last month from the borough’s planning board.

Taylor Architecture & Design, a member of the project team, said the proposal for 337 Front St. is part of phase one of the municipality’s downtown redevelopment plan. The project by Villani Realty Group secured unanimous approval during the May 29 planning board meeting, marking a key step for what would be a two-story wood structure with six two-bedroom and two one-bedroom units.

One of the two-bedroom units will be reserved as affordable housing, Taylor Architecture said, while all ground-floor units will be ADA-adaptable and designed with features for people with disabilities. Plans also call for a package and mail area near the front entrance and a second entrance adjacent to the rear parking lot, along with bicycle parking and two electric vehicle spaces.

In announcing the approval, Taylor noted that the downtown redevelopment plan’s goals include improving land utilization in connection with its proximity to mass transit and creating new mixed-use areas, including multifamily and affordable housing. It also seeks to improve the public image elements of the streetscape through landscaping, street furniture, paving, lighting and pedestrian linkages.

The new building, which Taylor Architecture designed, would have a brick veneer and blend with the context of the existing residential housing on Front Street, according to a news release. The firm aims to do so by limiting the structure to two stories and using a hip roof to reduce the overall massing of the structure.

The development team also includes land use attorney Joseph Paparo of Porzio, Bromberg & Newman PC and civil engineer and planner Steve Parker.
